Two Staten Island Industrial Sites Spanning 1.1M sq.ft. Hit the Market



A pair of Staten Island industrial sites spanning more than 1 million square feet hit the market.

The sites collectively span roughly 1.1 million square feet across 24.5 acres and consists of two sets of parcels at 4482 Arthur Kill Road and 742 Sharrotts Road in the borough’s West Shore-Charleston neighborhood, according to Kalmon Dolgin Affiliates.

 

A Kalmon Dolgin team led by James Dario Jr. and Neil and Grant Dolgin is exclusively managing the listing the properties, which have an asking price of $23 million.

 

A company called North American Foreign Trading Corp. is listed as the owner of both parcels in property records.

 

The Arthur Kill Road site spans three contiguous lots across 713,077 square feet, while the Sharrotts Road site spans two contiguous lots across 355,000 square feet.

 

The site has easy access to major roads including the Brooklyn Queens Expressway, the Staten Island Expressway and the New Jersey Turnpike.

 

Amazon plans to open an 855,000-square-foot distribution center on Staten Island at 546 Gulf Avenue, and Ikea plans to open a 975,000-square-foot warehouse nearby at the borough’s Matrix Global Logistics Park.

 

“With Amazon and IKEA occupying two new industrial buildings down the road, totaling 1 million square feet each, [Kalmon Dolgin] believes that it’s the right time to develop this five-lot portfolio,” Kalmon Dolgin’s Neil Dolgin said in a statement.
