York, 01/05/2010 - Believe High School Network Inc. a New York City charter school, has leased the entire second floor of a newly refurbished mixed-use building at 33 Nassau Avenue in Greenpoint, according to Neil Dolgin, co-president of Kalmon Dolgin Affiliates who made the announcement.
Grant Dolgin represented both the tenant and the owner in the transaction for the 16,800 square foot space.
Belieive High School Network will operate a charter high school and include administrative offices at the Greenpoint site, which represents a relocation and an expandsion for the organization within Greenpoint.
As previously reported in the Brooklyn Daily Eagle, the three-story 88,000 square foot mixed use property-previously known as the Flour & Sugar Building - has undergone a transformation over the past two years under the direction of Kalmon Dolgin.
"In addition to the new charter school, we have attracted an impressive list of retail, office and light manufacturing tenants to the property," said Dolgin.
These include Mariebelle Chocolates; Blender Box, a web design firm; Vespa motor scooters; SBK Associates, an event design firm; the Lower Eastside Service Center (LESC) Foundation; and the Angel Street Thrift Shop.
"With the recent influx of thousands of new residents, the Greenpoint and Williamsburg markets were ready for this type of first rate office and retail space, and the success of the Flour & Sugar building is a testament to the revilization of the McCarren Park area, "Dolgin added.
The property, situated directly across from McCarren Park, is also "a prequalified address for relocating businesses sseeking tax incentives," according to Dolgin, who noted that this offers outstanding benefits for any firm moving from Manhattan.
Additionally, businesses may be eligible for the citys Relocation and Employment Assistance Program (REAP) credits of $3,000 per employee per year for up to 12 years, and the Industrial and Commercial Incentive Program (ICIP), which allows participants to receive reduced energy reates.
Remaining availabilities at 33 Nassau Avenue include 12,000 square feet of ground floor retail space.
