York, 04/11/2012 - Kalmon Dolgin Affiliates, Inc. reports a signed long-term lease for Ford Motors in the former Federal Laundry Building at the Brooklyn Army Terminal (BAT) Sunset Park.
KDAs Robert Klein represented the tenant, identified as Ford Motors/Bay Ridge Automotive Corp, LLC as well as the landlord, the NYC Economic Development Corp.
Ford Motors will occupy 33,000 square feet in the landmarked long-vacant building, which is at 140 58th Street, corner of First Avenue near the waterfront and on the border of Bay Ridge. The tenant has also leased 55,000 square feet of adjacent yard space, according to Klein.
He describes the BAT as "a free standing complex which offers two eight story buildings. The site was formerly used during World World II as a laundry facility for the cleaning of soldiers uniforms"
Said Klein, "Due to the historic status of 140 58th Street, Ford Motors was in negotiations for about a year, working to also comply with the State Historic Preservation Office. The tenant will use this site as a service facility for new cars".
First reported in Crains New York Business, the new tenant will invest $3 million in renovating the space and is expected to create 25 to 30 jobs when the center opens.
The firm is waiting for a few more permits before it can start work, Klein told Crains, also noting that Bay Ridge Automotive has been operating a termorary Fort service center on Coney Island Avenue while negotiating its lease at the Brooklyn Army Terminal. If all goes as planned, it expects to open its new center in September. The companys showroom, on 86th Street in Bay Ridge, is just a mile away, Klein added.
