Area Continues to Attract Jewelry, Fashion and Accessories Tenants as KDA is Named Exclusive Agent for Rebranded COMMERCE LIC at Former Matsil Building

Kalmon Dolgin Affiliates (KDA) has arranged a new, 17,000-square-foot lease for Starlight Designs, a jewelry designer and merchandiser, at The Factory, 30-30 47th Avenue in Long Island City, NY. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, made the announcement.

KDA broker Jeffrey Unger represented the tenant, Starlight Designs, while Jordan Gosin of Newmark Grubb Knight Frank represented The Factory’s landlord in the deal. Starlight Designs will design, merchandise and distribute their product from the 5th floor space.

“Long Island City continues to attract jewelry and fashion companies looking for alternatives to Manhattan,” said Mr. Unger. “It’s got great transportation, infrastructure and a skilled labor force that’s perfect for new and existing fashion companies such as Starlight Design.”

Kalmon Dolgin Affiliates has been a leading brokerage firm in the Long Island City market for many years, including owning and leasing the Falchi Building for over eight years. KDA recently arranged one of the largest LIC sales of the year, representing the owners in the sale of the Matsil Building to Metropolitan Realty Associates and TIAA. The 250,000 square-foot industrial complex has been re-branded as COMMERCE LIC, and offers several exciting leasing opportunities for tenants looking to relocate to Long Island City and take advantage of its close proximity to Manhattan and the other boroughs.

COMMERCE LIC offers very competitive and attractive lease structures, according to Mr. Unger of KDA, who is representing the new ownership in their leasing efforts.
