Kalmon Dolgin Affiliates Negotiates $4.5 Million Sale of Former Junior’s Cheesecake Baking Facility at 58-44 Maurice Avenue in Maspeth



Kalmon Dolgin Affiliates has arranged the sale of a 17,000 square foot industrial property at 58-44 Maurice Avenue in Maspeth, Queens for $4.5 million.  The space is the former baking facility of Junior’s Cheesecakes of Flatbush Avenue fame.  Neil Dolgin and Kalmon Dolgin, co-president of Kalmon Dolgin Affiliates, make the announcement.

 

For 15 years, 58-44 Maurice Avenue was the baking facility for Junior’s Cheesecake.  Junior’s began as a diner on Flatbush Avenue in Brooklyn in 1929, and has been know for baking the “World’s Most Fabulous Cheesecake.”  Earlier this year, it was announced that Junior’s would move ad expand its baking operations from 58-44 Maurice Avenue to a 103,000 sq.ft. facility in Burlington, New Jersey.

 

Grant Dolgin and Dmitri Gourianov of KDA represented the seller, Let It Be Realty, LLC, while DY Realty represented the buyer, Quality Installation NY Inc.  The building is split into 14,000 square feet on the ground level, a 1,500 square foot mezzanine storage area, and 1,500 square feet of office space on the mezzanine.  Quality Installation will use the space for the warehousing and manufacturing of furniture and workstation products and repairs.

 

The corner property sits on the intersection of 56th Drive and Maurice Avenue in Maspeth.  Transportation options include the Queens Midtown Expressway, Maspeth, Grand and Flushing Avenues, and the Q39 bus route.
