Restaurant Equipment Supplier More Than Doubles Previous Square-Footage; Acquires 140,000 SF Property on Long Island for $9.5 Million and Signs 30,000 SF Lease in Brooklyn
Kalmon Dolgin Affiliates, Inc. (KDA), in multiple deals, has arranged new warehouse space for Manhattan-based L&J Restaurant Equipment in Brooklyn and on Long Island. The restaurant equipment supplier purchased a 140,000-square-foot warehouse at 350 Eastview Drive in Central Islip, NY for $9.5 million, and signed a new, long-term, 30,000-square-foot lease at 380 Morgan Avenue in the East Williamsburg section of Brooklyn, NY. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, made the announcement.
“L&J Restaurant Equipment recently moved out of its 80,000-square-foot space at 80 Evergreen Avenue in Brooklyn to allow for the landlord’s planned conversion to office space,” said Neil Dolgin of KDA. “In two opportune deals, the restaurant supply company was able to more than double its previous square-footage. L&J has leased the majority of a brand-new building at 380 Morgan Avenue and acquired a 140,000 SF warehouse on Long Island to support its operations.”
At 350 Eastview Drive, the buyer, John Lam, was represented by Linda Wong of KDA, while David Rotter of Metro Realty Services negotiated on behalf of the seller, April Holding LLC. The building, set on 12.7 acres, was formerly used by Nassau County for the storage and distribution of lunches for it school districts. John Lam will use the property for warehousing for L&J’s restaurant equipment.
Located on Eastview Drive between Spur Drive North and Court House Drive, 350 Eastview Drive is fully sprinklered, with gas heat and heavy power. Amenities include a small office space, multiple loading docks and 18-20-foot ceilings throughout the majority of the space. The site includes 200 parking spaces, with possible expansion to 400.
Nearby transportation options include the Southern State Parkway, Sunrise Highway and the Central Islip Long Island Rail Road station. New York Institute of Technology’s Central Islip Campus and the Long Island Ducks Bethpage Ballpark are nearby.
At 380 Morgan Avenue, Linda Wong of Kalmon Dolgin Affiliates represented the tenant, L&J Restaurant Equipment in the deal, while Paul Yuras of DY Realty represented the landlord, 380 Morgan Avenue Associates. The 30,000 SF lease is split into 25,000 SF on the ground floor and 5,000 SF on the building’s half second story.
The one-and-a-half story, 40,700-square-foot building at the corner of Morgan and Maspeth avenues was recently developed on a vacant plot of land. The landlord of 380 Morgan Avenue occupies 10,000 square feet, while L&J will move into the remaining 30,000 SF. The L subway line and the B24, B4, and Q59 bus routes can be found just blocks from 380 Morgan Avenue. Major thoroughfares Metropolitan Avenue and the Brooklyn Queens Expressway also provide access to 380 Morgan Avenue.
