Neil Dolgin of Kalmon Dolgin Affiliates Represents Seller in $7.5 Million Sale of Three Adjacent Properties in Brooklyn



Kalmon Dolgin Affiliates, Inc. (KDA) has announced the $7.5 million sale of multiple, adjacent properties totaling 51,000 square feet- 11/13/15 Spencer Street, 466 Flushing Avenue, and 23/25/27 Spencer Street – in the Williamsburg area of Brooklyn, NY. Neil Dolgin and Kalmon Dolgin, co-presidents of KDA, made the announcement.

 

Neil Dolgin represented the seller, ITF Corp + 735 Bedford Avenue, LLC, while the buyer, Moses Wertheimer, self-represented. Aqua Best Inc., a seafood distributor, currently occupies 5,000 square feet of space, plus an additional 10,000 SF of land at 23/25/27 Spencer Street, a transaction also completed by Dolgin.

 

The complex was previously home to Delta, a company which produced electrical boxes for all types of buildings, for 50 years, and became available after the company ceased its operations. The three buildings total 38,600 SF, plus a combined 12,500 SF of land. The buyer plans to rent out the available space to prospective tenants from the community for various uses.

 

“The area is attractive to retail and office tenants, and the residential community is expanding into the neighborhood as well,” said Neil Dolgin. “The sale of these sites opens up a large amount of space, providing multiple opportunities for businesses across the region.”

 

The properties at 11/13/15 Spencer Street, 466 Flushing Avenue, and 23/25/27 Spencer Street are minutes away from the Brooklyn Queens Expressway and major thoroughfares Flushing and Myrtle avenues. The G subway line and the B48 and B57 bus routes offer quick access to Manhattan and other parts of Brooklyn.
